The roof is a relatively sensitive component of a building. With normal exposure, the roof is subjected to constant expansion/contraction, wind, hail, snow, rain and ultraviolet rays, as well as foot traffic and various forms of physical abuse. While other parts of the building are more visible, and thus tend to be maintained on a regular basis, the roofing system is often overlooked until it is leaking, by which time extensive and costly damage may have already occurred. A properly executed maintenance program will not only add to the life of the roof, but it will detect minor problems before damage becomes widespread and avoid interruption of the internal functions of the building.
Prior to the start of a “maintenance program”, a roof inspection should be carried out to evaluate the current condition of the roof. This allows us to identify any problems that may exist and inform the owner of the necessary repairs to bring the existing roof to its optimal condition. Once the repairs are performed you then have a clean slate in order to initialize proper roof maintenance.
